Plumbing and Drainage

    • All plumbing and drainage as per the plan
    • All taps and showers to satisfy the Energy Star Rating to be selected for Builder’s Nominated Premium Range.
    • 3 x Garden taps.
    • Supply and install 1 x above-ground poly rainwater tanks as per BASIX if required.
    • Supply and Install an instantaneous hot water system (26L/min) inside the wall.
    • Standard round PVC downpipes.
    • 1 x Gas point.

Site Preparation

    • Standard site preparation and levelling including, rental of machine for cut and construction of concrete slab on ground.
    • Service Connection – Power, Phone, Water, Sewer, Gas & Storm water.
    • Conduit for NBN connection.

Concrete Slab

    • Structural engineer designed H1 ” class concrete slab.
    • All piering, up to 1.8lm  allowance of upto 80lm ($120plm extra).
    • Superior TERMITE BARRIER to all slab penetrations and to the perimeter of the home.
    • Drop edge beams are charged at $ 400per square meter.
    • Driveway (50sqm).

Frame and Wall Lining

    • T2 Termite treated frames.
    • 450mm eaves or as noted on architectural plans.
    • 90mm external and 90mm internal stud frames to the ground floor and first floor.
    • 2700mm high ceilings to the ground floor & first floor.
    • 300mm engineered joist system.
    • 13mm plasterboard linings to walls and 10 MM ceilings.
    • 6mm villa board to wet areas.

Brickwork

    • Selection of bricks from the following:
      • PGH ( Townhouse, Summervilla, Desert, Dark & Stormy, Foundations and Elements )
      • Austral (Everyday life or Wilderness)

Windows

 

    • Powder-coated Aluminium windows (DOUBLE GLAZED) and sliding doors in a choice of colors from a nominated builder’s range (1.2x the squares of the house, excludes Bifold doors and windows).

Roofing, Gutters, and Facia

    • Tiled roof from Monier Atrura range
    • ColorBond roof
    • Anticon roofing blanket.
    • Colourbond metal fascia and gutter from a selection of ColorBond colours).

Insulation

  • Wall insulation to external wall and wall between garage and house excluding garage as per
    BASIX.
      • Residence ceiling insulation excluding garage and alfresco, porch and balcony as per BASIX

      • Sarking- Heavy duty foil to underside of roof

Door Architrave and Skirting

    • 2340mm  x1200mm front entrance door with clear glass in painted/stained finish.

    • Flush pre hung internal doors in pre-primed paint finish 2340mm high.
    • Square set cornice in the open area.
    • 90mm 3 step cornice in the bedroom and closed area.

    • 3 coat paint system to internal walls including 2 external paint colours.
